Carpet & Hard Surface Cleaning


I use two types of cleaning. Hot water extraction and Encapsulation or Very low moisture cleaning.

For hot water extraction for carpets and upholstery I use a 9 step IICRC certified cleaning process using only the best and safest cleaning products on the market with 7+ years of experience at stain removal.

  1. Pre-vacumming using a professional hepa vacuum. Vacumming before the cleaning will remove up to 85% of the dry soil particulates and the remaining 15% will be removed with hot water extraction.

  2. Pre-spray all areas to be cleaned using appropriate solutions for carpet fiber and soil conditions.

  3. Pre-agitate the areas to be cleaned with a powerful machine or by hand with a carpet rake if the fiber can’t handle aggressive cleaning. this process loosens the dirt and particulates from the fibers as well as re-sets the carpet fibers to a nice and upright state. this works especially well for worn traffic patterns like around the couch and around the bed and the areas leaving the kitchen.

  4. Pre-treat stains any stains that my main pre-spray can’t remove ill treat with the proper solution to attempt to remove it. some staining can b permanent and i will assess all stains before cleaning and set an expectation for what i can do.

  5. Pre-treat any pet odors with odor neutralizing enzymes

  6. Hot water extraction using a cleaning machine and carpet wand/upholstery tool. as well as a rotary tool for extremely worn and or soiled conditions. this step uses hot water heated into steam to rinse and extract the pre-spray , soil and particulates, pet waste and stains from the carpets.

  7. Neutralize the carpet and fabric to bring it back to a neutral PH leaving it clean and soft.

  8. Carpet and fabric protection to protect the carpets and upholstery from wear caused by friction and help the dust and dander stay on top of the carpet to easily be vacuumed away.

  9. Grooming the carpets back and fabric to the original knapp and and look of when the were new. this removes the lines of cleaning and sets the fibers nice and upright and looking beautiful.


For cleaning of commercial carpets, tile and grout, wood floors and virtually any surface I use a machine called the Orbot. Its A low moisture cleaning with extreme agitation using friction and light cleaning solutions to clean and restore any surface.
